A website spec for a real estate agency or developer - what buyers actually look for, which features are worth it and which are filler.
What property buyers actually look for
Behavior research: a buyer spends 2-5 minutes on an agency site and looks at (1) price, (2) location, (3) floor area, (4) photos (lots of them, good ones), (5) floor plan and (6) how to get in touch - in that order. Everything else is secondary.
That’s why a real estate website isn’t just a 'nice' site - it’s a product for searching and evaluating. It has to be fast, the filters have to work, and the mobile version has to be stable.
Core features it must have
- Property catalog with filters: price, floor area, location, number of rooms, type (apartment/house/commercial), status (sale/rent), move-in date.
- Property page: large photos (fullscreen gallery), floor plan, location on a map, a contact button visible without scrolling.
- Mobile-first: 70%+ of buyers browse on their phone on the subway or during lunch break.
- Contact form on every property, connected to a CRM or at least to email.
- Favorite / Save: buyers come back. Let them save a list.
Advanced features that make a difference
- Virtual tour (360° photos or video) - builds trust for new-build real estate.
- Mortgage calculator - the buyer sees the monthly payment for their budget.
- Similar properties - increases time on site.
- New listing alerts - an email when a property matching their filters appears.
- Energy certificate and move-in readiness - a legal requirement in the EU and a good trust signal.
Example: the Keser Real Estate case study
We built the website for Keser Real Estate (new-build real estate in Ruma and Gradiška). An apartment catalog with filters, floor plans by unit type, locations, payment plans, prices by construction phase. Buyers find the right apartment on their own and the agency gets qualified inquiries, not 'do you have any apartments left'.
